Situation
Coverack is an unspoiled coastal village. Thatched and slate-roofed cottages cluster around its picturesque 18th century harbour, which is still used by small fishing boats. There is a safe sandy beach. Shops include a sub post office/general store, a Roskilly’s ice cream shop and a handful of cafés/bistros. The village has a strong community feel with a local Art Club, wind surfing school, an annual regatta and regular events on the village green.

The nearby town of Helston has a more extensive range of facilities and shops. There are regular rail services from Truro to London Paddington, and there are good road links to the M5 Motorway at Exeter. Newquay Airport is 40 miles from the house.

Description of property
The Watch House dates from the 18th century when it housed the local excise men who were fighting the smugglers. It was taken over by the Coastguard Service in the 1820s and has been a private house since 1925. Perched high on rocks at the edge of the cove, literally
yards from the sea but protected by its own reef, the Watch House is situated in a commanding position overlooking the ocean. The property has been sympathetically restored whilst maintaining its historic character and has a true “beach house” feel. Constructed of local stone, the upper floors are slate clad in true Cornish style and has recently been repainted.

The house is approached from Coverack harbour via the owners’ lane where there is turning and parking for at least two cars. A path leads though the garden to the front door which opens into the dual aspect kitchen with wooden fitted units and a terracotta tiled floor. Beyond the kitchen is a spacious dining room with exposed stone wall, traditional panelling and pine floorboards. The fourth bedroom with fitted wardrobe and a family bathroom with bath and shower over, as well as space and plumbing for a washing machine, are also located on this floor. Wooden stairs lead up to the large first floor sitting room. Designed to exploit the superb sea view, this room has broad oak floorboards, a wood burner and a large bay window overlooking the sea. There is a study area with built in desk and bookshelves. The original front door opens from this room and onto rugged Watch House land behind. A corridor leads down, past the second bathroom with original stained glass door, to two further bedrooms. The main bedroom has built-in wardrobes along one wall with a large corner window and window seats making the most of the sea views and rocks below. A third double bedroom has built-in wardrobes. Wooden stairs from the corridor provide access to a fourth bedroom in the attic as well as to a further storage area with potential to convert into an en suite bathroom. All rooms at the property look out to sea.A storeroom, accessed from the garden, is ideal for bicycles, surfboards and lifejackets. This is a suitable place for a freezer or tumble dryer.

Gardens and grounds
The Watch House stands within its own plot of approximately 0.3 acres fronted by the sea with the majority of the grounds to the rear. At the front there is a grassy area and three terraces, where one can sit out enjoying the spectacular views. A wall protects the property from the sea, as do the rocks amongst which enticing pools can be found at low water. The Cornish Coastal Path passes the gate, affording marvellous, unspoilt walks in both directions.

Take the A39 and then the A394 from Truro to Helston; then the A3083 signposted Lizard; then the B3293 signposted St Keverne and Coverack. After 6 miles turn right onto the B3294 signposted Coverack. On reaching Coverack drive round the bay and down towards the harbour. Upon reaching a house called Friendship Cellar on the right, turn immediately right down the side of this house. The Watch House is found at the end of the lane.
