This service can be as comprehensive or as selective as a client requires.
Rent Reviews - from our letting service we hold first class comparable evidence of current values and negotiate positively for landlords or tenants. We can act when instructed or maintain a permanent brief serving notices as they become due.
Dilapidations - often these need to be scheduled, costed and agreed at the surrender of the lease and we offer expert assistance in this respect to those who are not familiar with building construction and local costs.
Full Management - this will include the above together with such matters as - Inventories | Rent Collection | Supervision of Service Charges | Insurance | Rates | Supervision of Repairs or Improvements | Regular contact with Tenants to ensure a positive ongoing relationship with the Landlord.
Property Development
We offer a comprehensive service to developers, including site identification, appraisal, planning and marketing advice, outright purchases or options to purchase. Our service includes the preparation of deed plans through to the supervision of site plans. Site surveys, feasibility studies, negotiations with planning authorities and third parties can all be handled. On larger projects, the creation of a full professional team and its supervision can be undertaken.
Property Acquisitions

We are privileged to be located in one of the most stunning areas of outstanding natural beauty. This makes it very sought after by house buyers, whilst few wish to sell and move away. This can be extremely frustrating for potential purchasers living outside the County. They may have many wasted journeys, and too often be too late to acquire what they seek.
1. We will only act for clients whose search does not clash with existing retained clients, thereby giving exclusivity and avoiding any conflict of interest.
2. We will advise clients of any likely properties coming to the market through our regular contact with other agents. We will actively canvass prospective vendors of suitable properties.
3. We will discuss each likely property with the client, advising on the pros and cons, based on good local knowledge. We arrange viewings, specialist surveys where appropriate, and negotiate on your behalf.
4. We will liaise with your solicitor to facilitate an exchange of contracts.
Our fee for this service is 1% + vat of the purchase price. This becomes payable on completion, through your solicitor. No purchase, no fee. Any disbursements (such as specialist surveys) will be agreed in advance and be payable direct.
